Policies & Procedures

Thank you for choosing Goldilocks Bed & Breakfast. Below you will find my policies and procedures. Please take a few moments to read it over and let me know if you have any questions or concerns.

Room Pricing: Rates quoted are for single or double occupancy. Our rooms accommodate two people very comfortably and several can accommodate three. If additional bed(s) are required, there is a $35 charge for each additional bed. Call for details.

Note: Our rates are seasonal and therefore change throughout the year.
** Rates are subject to change without notice until reservations are finalized by payment.

Handicap Accessibility
If you have accessibility concerns, please contact me so I can assist you with the best solution. Our family has two additional sister properties that could be your answer.

Taxes: Quoted rates do not include Bed Tax of 5%.

Large Groups: At this time Goldilocks B&B is not taking reservations for any large groups, however our family has two other properties that may fit your needs.

Check in: There is no public front desk as Goldilocks B&B is a private property. Please contact me directly to schedule a specific time to check in. Check-In is normally after 4:00 pm, but often we can check you in earlier or you may drop your bags off until check in time.

Check-Out (10:30 am): Check-out time must be met to allow cleaning to be completed for the next guest(s). Alternate check out times can sometimes be accommodated if pre-arrangements are made. Early departures for any reason or at any time are not subject to rental fee proration.

**Let me know if you need accommodation for late flights arrivals, late check out etc.

SECURITY DEPOSIT & DAMAGE

Your credit card information will be held in case of damages.

You have a duty to update the information should your credit card information change or expire prior to your arrival. Goldilocks B&B reserves the right and the guest authorizes Goldilocks to charge the guest’s credit card for the cost of repairs, replacement, services, or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, Renter shall be responsible for damage and ALL costs, including collection costs and attorney’s fees. Documentation detailing damages and charges will be provided to the guest.

WEDDING/EVENTS: No weddings, receptions, events, reunions, or parties of any kind are to be held at the home or in the courtyard or open areas without the written consent of Goldilocks B&B. The definition of an event is any gathering of people at the Home that exceeds the number of people sleeping at the Home as stated in the confirmation letter.

House parties and other large gatherings are not allowed.

Noise: Goldilocks B&B is located in a residential area and is rented for personal vacation use only. Loud music or other noise will result in immediate eviction without refund. If the noise disturbs other guests on the property this guest is also subject to financial penalties. Goldilocks B&B reserves the right and prerogative to terminate your stay and to ask disruptive guests to vacate the premises in the event of complaints or in the discretion of Goldilocks B&B without the refunding of rental fee. ALL violators risk forfeiture of their deposit, rental fees, eviction and even financial penalties.

Neighbors: Please respect neighbors and others around the property – do not go onto other’s property.

Quiet time: Quiet time should be observed after 10 PM – remember, if windows are open loud voices can travel.

Internet Access: Goldilocks B&B offers internet service however it does not warrant the connectivity or equipment. Internet support is not offered by Goldilocks B&B beyond providing the access or log-on information. Support may be obtained by guest via the internet provider only. Internet connection or equipment failure is not cause for full or partial refund.

Lost & Found: Goldilocks B&B is not responsible for personal items left behind. I will do everything within my limits to obtain and return items left behind. Items not claimed after 30 days will be donated. If items left behind need to be shipped, we require a valid credit card number to cover shipping costs.

Inclement Weather: During inclement weather, doors and windows must be closed. Because of the salt content of the air and the ability for weather to change quickly, all window and doors must be closed if your room is going to be vacant. Rain damage from windows being left open is the responsibility of the guest.

Smoking: Smoking is strictly prohibited inside.
You will incur additional charges for carpet cleaning and deodorizing if any evidence of smoking is found. Also please be considerate of the environment and property you’re occupying by cleaning up discarded cigarettes, cigars, and trash before departure. Additional cleaning charges may occur for those that do not leave the property and grounds of the property as they found it.

** This policy applies to electronic/vapor cigarettes as well.

Hold Harmless/Indemnification/Limitation of Liability:
Guest assumes the risk of injury and any related pain and suffering or medical expenses or other losses relating to the use of the Home and/or recreational activities on the premises or in the city where the Home is located and will hold Lucky Vacation Rental harmless with respect thereto.

Travel Insurance/Refunds: Trip insurance is highly recommended. It provides coverage to protect guests from a wide array of unexpected events such as, but not limited to, unpredictable weather, a medical or family emergency. We strongly encourage you to purchase this coverage to protect your vacation investment, as no refunds will be offered, even in the event of a mandatory evacuation.

**Both any deposits and final payments are NON-REFUNDABLE no matter the cause of cancellation.

YOUR SIGNATURE ON THIS AGREEMENT, PRE-PAYMENT OF MONEY, OR TAKING POSSESSION OF YOUR ROOM(S), IS EVIDENCE OF YOUR ACCEPTANCE TO THE TERMS AND CONDITIONS OF THIS AGREEMENT AND YOUR INTENT TO RENT YOUR ROOM(S) AS PROVIDED FOR HEREIN.

**In placing a deposit to reserve Goldilocks B&B, whether by phone or online, you agree to all of the terms, conditions and policies set forth within.
